09-06-2010 It's been a tumultuous few months in Poland, with flooding in Krakow and other parts of Southern Poland in May following the tragic death of the President and other high ranking officials in April's plane crash. This month, Poland will go to the polls early to decide on a new president, with Bronislaw Komorowski favored to win over Jaroslaw Kaczynski, twin brother of the deceased president. Recent public debt woes in Greece and other Southern European countries have negatively impacted the zloty, but analysts and government officials continue to paint a positive picture for Poland's economy and growth prospects.

Krakow's first loft style apartments


This project is the first of its kind in Krakow, the conversion of a former industrial building – in this case a historic flour mill – into contemporary residential units, while still retaining many original features such as exposed brickwork and wooden beams.

The mill is located in the historically significant part of Krakow known as Zablocie, on the banks of the Wisła River and just across from the Jewish district of Kazimierz. This industrial area, which also houses the Oscar Schindler factory (and soon to be museum) is beginning to rapidly gentrify, with new life being breathed into the area by developments such as this, several new office buildings and the large “Garden Residence” residential project.

The main part of the Krakow lofts development, which is the former mill building itself, is nearing completion (January 2010) and houses a total of 57 spacious loft-style apartments, ranging in size from smaller 50-60m2 units with one bedroom to many larger apartments well over 100m2, and several stunning top floor penthouses with views of Wawel Castle, the Jewish district, the old town and the river.

There is a choice of finish – either developer’s standard apartments which can be individually finished to the buyer’s taste and standard, and fully fitted ‘turn-key’ apartments with a very high quality finish.

Prices for lofts in developer’s standard begin at 10672 PLN per m2 net (+ 7% VAT), and for ‘turn-key’ apartments the prices start at 11872 PLN per m2 net.

In addition to the historic mill building, the developer of this project is also constructing a new seven storey building on the same site. This building will comprise underground parking and is due for completion at the end of 2010.

In addition to residential apartments, there are also six ground floor commercial spaces in the development, ranging in size from 114m2 to more than 300m2 in size. The commercial units are available for purchase or rental, with handover possible in early 2010 on most of the units. Commercial spaces are priced at 9000-1000 PLN per m2 net.
