09-06-2010 It's been a tumultuous few months in Poland, with flooding in Krakow and other parts of Southern Poland in May following the tragic death of the President and other high ranking officials in April's plane crash. This month, Poland will go to the polls early to decide on a new president, with Bronislaw Komorowski favored to win over Jaroslaw Kaczynski, twin brother of the deceased president. Recent public debt woes in Greece and other Southern European countries have negatively impacted the zloty, but analysts and government officials continue to paint a positive picture for Poland's economy and growth prospects.

Shops and retail spaces for rent in Krakow, Poland.
Retail space in Krakow can be divided into several categories with large variations in rental prices. Ground floor shopfront spaces on the most well known pedestrian streets in the centre of the old town (and on the market square itself) can fetch in excess of 300 PLN (60-80 EUR) per m2 per month. Such high prices can be justified on streets such as ul. Florianska, ul. Grodzka and ul. Szewska due to the huge footfall, and vacancies are both rare and quickly snapped up. Shops located in the courtyards off these main streets are generally cheaper, as are spaces on higher floors and in basements.

In the last five years, two large shopping centres have opened in central Krakow. Galeria Krakowska, with 60000m2 of retail space, is located in a prime location next to the central train station (Dworzec Główny), whilst the smaller Galeria Kazimierz, next to the Wisła River and the Jewish district, boasts 36000m2 of shopping. Slightly cheaper than the central streets described above, rents average 30-50 EUR per m2 per month.

Other popular retail strips in the centre of Krakow include ul. Karmelicka, ul. Długa, ul. Starowiślna and ul. Kalwaryjska across the river in Podgórze. Ground floor retail spaces on such thoroughfares can cost 100-200 PLN per m2 per month, and the biggest recent trend has been the proliferation of new bank branches.
