09-06-2010 It's been a tumultuous few months in Poland, with flooding in Krakow and other parts of Southern Poland in May following the tragic death of the President and other high ranking officials in April's plane crash. This month, Poland will go to the polls early to decide on a new president, with Bronislaw Komorowski favored to win over Jaroslaw Kaczynski, twin brother of the deceased president. Recent public debt woes in Greece and other Southern European countries have negatively impacted the zloty, but analysts and government officials continue to paint a positive picture for Poland's economy and growth prospects.

In recent years, a raft of new office developments have been announced for the Krakow market. This process began as Krakow began to appeal to large multinational companies as a source for their outsourced operations centres. In the mid-2000's, such companies found the offer of high quality office space in Krakow to be limited, but many new projects have been announced and some already delivered to the market to fill the void. This process accelerated during 2008 as the residential market floundered, and developers switched projects from residential to office use.

Among new and planned office buildings for the Krakow market include offerings from BUMA (ul. Wadowicka, Rondo Business Park and under construction, Quattro Business Park)and Globe Trade Centre (the three new office buildings called Galileo, Edison and Newton on ul. Armii Krajowej, plus the Kazimierz Office Centre next to the river and adjacent to Galeria Krakowska shopping centre). <><> Many existing office developments are also undergoing expansion (as per above), including the Centrum Biurowe Lubicz on ul. Lubicz near the central train station. Prices for new offices in such buildings are generally around 15-20 EUR per m2 per month plus administration/security fees which average around 5 EUR per m2 per month.
Outside of the centre, the Krakow Business Park in Zabierzów continues to expand and attract new tenants. When completed, it will comprise a total of 14 buildings and more than 220 000 square metres of office space. The first building was opened in 2002, two further buildings were opened in 2007 and three more buildings will accept new tenants in 2009.

In the centre of Krakow, apart from new and dedicated office buildings, many old tenement buildings are partially converted for office space. The quality of such space, and hence the rental prices offered, can vary greatly, but in general, are around 10-15 EUR per m2 per month + admin fee.

Outside of the centre, there are still a lot of older-style communist office blocks which are low in quality and priced at less than 10 EUR per m2 per month.
